Resumo

The analysis of the selective and segmented acting of real estate market, in this paper, has the purpose of clarify issues related to the production of urban space process in Brazilian medium-sized cities in recent years, taking into account the increasing centrality and complexity of the real estate in the production of these cities. Therefore, are represented the volume and concentration of real estate listings for apartments and houses and lands in closed residential areas in Londrina - PR and São José do Rio Preto - SP, in the years 1995, 2000, 2006 and 2010. It starts from the assumption that such listings reflect the most selective investment practices of real estate agents and the time frame adopted concerns a period of dramatic change in the economy and politics on a national scale. The content of the various areas of the two cities has particularly changed in recent decades, prompting a new problematization of core - periphery model, so discussed in the literature about Brazilian urbanization in the twentieth century. The apartments buildings are no longer exclusively built in traditional downtown areas, entering new locations produced by real estate agents, while condominiums emphasize the new and complex content of certain peripheral areas in these cities.
